Making an Offer

Homes in Crescent HillMAKING AN OFFER

Before you decide to put an offer in to purchase a home you should see a lender to become pre-qualified or better yet pre-approved. A pre-approved buyer has an advantage over someone who has not been qualified. Generally, most people selling their home would naturally choose a qualified buyer over someone who has not been qualified, probably even if the other person offered a few  more dollars.

This is one of the best negotiating tools a buyer can have. It shows the seller that you are financially able to purchase the home. We have mortgage brokers available by phone of int person to guide you.

You have to decide what area you want, how many bedrooms and baths you MUST have, and any other item that you insist your house must have.

Also, you need to consider what amount do you feel comfortable paying each month and the amount you want to put as a down payment. We can show buyers how to buy without any down payment, providing they have good credit.

Before you start we will give you in writing an estimate of your closing cost, down payment, monthly payments, including principal, interest, taxes and insurance.

Obviously you need to look at several homes before making a decision. Try to stay close to the area you have selected, the price range you have decided upon, and the features you demand. This is often difficult, "as the grass looks better on the other side of the fence." Another way of saying this is, stay within your budget.

Watch this web sit, about every home on the MLS is here, and within just a few hours after it is listed. When you see a house you would like to see, call us. We will arrange an appointment for you.

After you have found the right home, it is time to prepare the offer.

When you are buying a home there are many things that the seller is obligated to disclose. For example, it is illegal to withhold information about major physical defects on the property, but these disclosures do not always paint the entire picture of the home. You need to carefully examine the house and have a license home inspector go over it thoroughly. Knowing all you can about a prospective home not only helps you decide if it is the home of your dreams, but also it tells one how much to offer when writing a contract. We will help you get your key questions answered and give you advice on how to evaluate your findings.
